Home Sales Bounce Back in August

After a slump in July, sales of single-family, re-sale homes were up 42.8% compared to last August.   There were 207 homes sold in Santa Cruz County last month. The average since 2000 is 157.

The median sales price for single-family, re-sale homes was up 19% year-over-year last month. That is the fifteenth month in a row the median sales price has been higher than the year before.

The average sales price rose 10.1%, year-over-year.

Inventory was down for the twenty-third month in a row. Active listings dropped 4.6% compared to last year. 

As of September 5th, there were only 185 homes for sale in Santa Cruz County. The average since January 2003 is 681.

The sales price to list price ratio stayed over 100% for the thirteenth month in a row. It was 103.9%.

Two hundred and forty-one homes went into escrow last month, a drop of 4.4% compared to last year.

Days of Inventory fell from thirty-five to twenty-seven. The average since 2003 is one hundred and thirty-nine.

Days on market rose from sixteen to nineteen. That is the time from when a home is listed to when it goes into contract.

The median sales price for condos rose 7.6% year-over-year. The average sales price rose 11.4%.

Condo sales were down 4.7% year-over-year. Forty-one condos were sold last month.

Inventory was down 40.3%.

As of September 5th, there were forty condos for sale in Santa Cruz County. The average since January 2003 is 141.

Days of inventory rose to twenty-nine from twenty-five.

It took twenty-eight days, on average, to sell a condo last month.
